The buyer: Locals recognized that real prices for these properties—adjusted for inflation—are advantageous, and have started buying them up with cash.
🏆 2. Top districts of Türkiye: Istanbul's Esenyurt, the epicenter of affordable housing and migrants, became the country's best-selling district.

An interesting observation: In popular resort destinations such as Alanya (Antalya) and Şehitkamil (Gaziantep), sales in 2025 declined compared to 2024.
Probable cause: In Alanya, residence permit issuance has been tightened (many neighborhoods are closed), which cooled primary demand from foreigners, while the secondary market there is not as active among local buyers as it is in Istanbul.
4. Istanbul: Growth across the board
In the metropolis, sales grew across all districts.

Güngören: Sales surged from 2,814 to 5,554 (+97%).
Beykoz: Growth from 567 to 1,344 transactions (+137%).
